How To Get A Stamp Duty Refund... If You're Quick!

You only have 12 MONTHS from the purchase date to CLAIM A REFUND, so the clock is ticking.

DON’T DELAY OR YOU’LL MISS OUT!

Did You Make This Expensive Mistake?

One of the costliest mistakes made by property buyers is not claiming the correct value of the fittings and contents included in the purchase.

Stamp Duty is only paid on land and buildings. It’s not due on fittings.

That’s broadly the items that are not permanently fixed to the property.

Typically, an acceptable figure is agreed between the buyer and the seller for the fittings. Sometimes, it’s calculated on the secondhand value of the items. But in many cases, no reduction whatsoever is applied to the purchase price.

All of these are wrong as they don’t follow the correct valuation method.

If you did any of them, chances are you’ve overpaid Stamp Duty.

If it’s not part of the fabric of the building, it’s not liable for Stamp duty

When the fittings in this room are valued using the correct method, it reduces the purchase price of the property for Stamp Duty purposes: Window blinds, shelving unit, books, desk, sofa, stools, box tables, flower vase, carpet, rug, standard lamps, light fittings, pictures, curtains, bar stools, dining table and any item that’s not fixed.

How To Claim The Correct Value Of The Fittings

Included in your purchase price could have been an extensive number of items on which Stamp Duty isn’t due. Things like curtains, carpets, white goods, light fittings, furniture, outbuildings, statues, and more.

The correct valuation method involves assessing the value of these items on a different basis. Most conveyancers don’t have the valuation skills to do this, so it should come as no surprise to find you’ve overpaid Stamp Duty.

Our experienced Stamp Duty Advisors can accurately apportion the value of the qualifying items of your purchase. It usually reduces the value of the property for Stamp Duty purposes, resulting in a refund.

On average, you can expect to receive a refund of between 5% and 15% of the full Stamp Duty paid.
